70 St Stephen's Green
The project is situated between two office blocks and fronts onto St Stephens Green South on the north and onto a laneway owned by the OPW on the south. Due to the location of the site there was a suite of environmental monitoring systems in place on and around neighbouring buildings together with scheduled weekly meetings with adjacent building occupiers and public bodies.
The building takes up the full footprint of the site resulting in a bespoke office accommodation solution on St Stephen's Green South and a detailed logistics plan drafted for the site to minimise impact on the adjacent buildings and utilise the limited amount of space on the site.
To construct the double basement a significant temporary works scheme was designed which involves propping neighbouring buildings to the east and west and footpaths/roads to the north and south. The proximity of neighbouring buildings and the limited storage space has also resulted in precast walls and post tensioned slabs being utilised from ground floor upwards.
The project is LEED platinum and WELL gold along with NZEB certified.
The Wembley W05 project required the design and construction of a new Hilton Hotel, together with the construction of a student accommodation block. The Hilton Hotel was constructed primarily in reinforced concrete over ten storeys.
This building comprises of 361 guest rooms plus leisure facilities including a swimming pool, sky bar at 9th floor roof level, ballroom, restaurant, service yard and quadruple height reception. The external cladding incorporates glass curtain walling, ceramic granite and render.
Quadrant Court required the design and construction of a new build residential development providing 234 apartments for mixed private and affordable use. On the ground floor, there is a retail unit over a basement car park.
The British Safety Council selected Quadrant Court for an International Safety Award based on Sisk’s positive safety culture and working practices. This project was also awarded a Bronze Considerate Constructors Award and won Best Sustainability Project in the LDSA Building Excellence Awards 2010. These awards were in recognition of the scheme’s high standards of construction and sustainability features.
Forum House was the first residential block to be developed within the new Wembley regeneration area for Quintain Estates & Development.
This required the design and construction of 286 modern apartments as well as car parking, community and retail areas. The apartments were completed to high quality standards and have provided both private and affordable homes.
The construction includes an insitu concrete frame from ground to seventh floor with a steel frame forming the upper levels of the duplex apartments.
The housing 2D panelised units will be fabricated, built and arrive fully assembled
Springvale is one of the four projects within the overall Dublin City Council Modular Housing Programme Lots 2 and will contribute to the provision of social housing in the city area. It is located on Chapelizod Road, Dublin 22, an urban, residential area in the outlines of Dublin City.
External envelope finishes will consist of brick outer leaf, aluminium clad window and door system with anodised finish. The site will be landscaped throughout to a very high standard introducing new planting schemes with a very strong mix of different types of plants, trees and hedgerows.
The landscape scheme will consist of a central landscaped open space which will further consist of a play/sport zone, walking track, two partially buried bike stores, water tank rooms and bin stores.
The project plan includes a phasing proposal to facilitate the rapid delivery and erection of the 2-D panelised units with optimal efficiency and the off-site element of construction here will dovetail with this proposal.
The construction programme is due to be complete in June 2021.
Station Building 2 involved the refurbishment and restoration of part of the former Harcourt Street train station and more recently the POD Nightclub. It is a significant landmark in Dublin city centre with renowned historical importance. The project therefore created a unique office and retail works space rarely experienced in the current marketplace.
This project comprised full external restoration of all external envelope, creation of new double height entrance foyer and reception, construction of new mezzanine floor area, ancillary storage and plant areas and the creation of a new public realm plaza to the Luas stop on Harcourt Street. The existing vault foundations below platform level were also restored to create retail and restaurant space in three large units and one smaller café style unit.
Blackpool tram extension phase 1 was complete in 2019. The works included the design and construction of the extension of the Blackpool Tramway from the existing track at North Pier to a new terminus at Blackpool North Railway Station, including the track and turnouts, tram stops, highway and footpath works, signal junctions, overhead line equipment and associated works.
Work started in June 2019 on a multi-million pound M58 improvement scheme in Sefton.
The project involves the construction of the ‘missing’ slip roads at Junction 1 of the busy motorway, providing a northbound off-slip and a southbound on-slip.
As well as improving journey times between Maghull and North Liverpool, it is hoped the scheme will reduce traffic on the A59 and some residential roads and facilitate potential future development in the Maghull area.
Comprising of 472 units with secluded gardens next to England’s national football stadium at Wembley, Emerald Gardens consists of 288 studio, 1, 2 and 3 bedroom apartments set around an acre of green space. Key features include a concierge, residents’ gym and clubroom, and a private screening room.
The buildings are generally reinforced concrete frame, clad in brickwork, and are arranged around large central gardens encompassing a pond, woodland and lawns on a podium slab within the centre of the plot.
Incorporating innovations such as the use of BIM and offsite construction, project performance at handover was defined as exceptional due to the 0.56 defect per apartment KPI rating.
John Sisk & Son are currently active on site at St Vincent's Hospital in Dublin completing enabling works.
Spencer Dock, Dublin
Block C of the Spencer Dock Development comprised the shell & core contract for five adjoining 8-storey office blocks, located over a double basement on a dense urban site. The main office buildings were clad in stone with elaborate glazing and atrium features. The fit-out of the signature HQ for PwC, in Blocks C1 to C3, was subsequently negotiated by Sisk.
The 22,000m² fit-out was completed on a phased basis which required the early phased handover of IT, comms rooms and office floors without any disruption. A significant challenge at project completion was the moving of 2,000 PwC staff from their old office to the new office over a weekend ensuring all IT, Data, Catering and HVAC elements were ready and in place.
Royal Artillery Barracks
Constructed as an iconic location for the London 2012 Olympic and Paralympic Games, the Royal Artillery Barracks shooting venues were delivered by Sisk with sustainability and the innovative use of Building Information Modelling (BIM) at the heart of our strategy.
The three orange, pink and blue dotted buildings - completed in January of that year - were skinned in a white, double-curved membrane façade, studded with vibrantly coloured openings for natural ventilation and access, utilising 18,000m² of fully-recyclable PVC membrane that is free of phthalates; binding agents that are thought to be harmful to health. Inside, they housed 3,800 seats divided between partially enclosed ranges and saw 200,000 visitors and event-goers walk through the doors over the course of the games.
Canada Gardens, London
The scheme consists of seven towers sitting on a podium slab with an 81 coach park underneath.
There will be 743 apartments varying from Studio to 3 Bed. Blocks A-F are Discounted market rent, and block G, is a PRS when completed. The external facade is made predominantly of brick /glass. The project has CFA/Rotary piles, with an insitu concrete frame.
Of the 743 new homes being delivered, 303 of these will be London Housing Bank equivalent units and will be rented at no more than 80% of market value, including service charges, which is consistent with the London Plan thresholds for intermediate affordable housing.
The M17/M18 Gort to Tuam PPP Scheme forms part of the Atlantic corridor outlined under Transport 21 (Transport 21 is an Irish infrastructure plan). The scheme involved the design and construction of a new road to replace the existing N17 and N18 between Gort and Tuam in County Galway in the West of Ireland.
The 53 km motorway standard road commences at Gort and terminates at the Kilmore Roundabout, just south of Tuam. From Tuam the road is a 4.2 km Type 2 dual carriageway which bypasses the town and joins the existing N17 at Mountpotter.
Sisk's history with this cutting edge company stems back as far as 1983. During that time, we have completed a number of developments at their Limerick facility, with a value exceeding €250m. Our latest project was a new European Research and Development Centre.
Emeri, Co. Meath
The project is located in the IDA Business Park, Athlumney, Navan, Co Meath. It is a baby food and baby formula production facility.
Kilmacud House consists of 60 residential units, comprising: the external and internal conservation, alteration, repair and refurbishment of the original Kilmacud House.
This involves the demolition of an existing 1950's two storey extension and miscellaneous outbuildings, new stair core extension to first floor level on the south elevation, new windows and doors to external elevations, remove and replace roof lights, internal subdivision, all to accommodate the provision of five residential apartment and duplex units (two one-bed apartment, one two-bed duplex and two three-bed apartments).
Construction also includes two new four storey (set back at third floor) apartment buildings, accommodating 55 apartment units (ten one-bed, thirty four two-bed and eleven three-bed) over a basement car park.
Phase 1 was completed in 2002, with Sisk providing full main contractor services for this prestigious Park Developments residential project. Comprising 272 apartments in four blocks over basement car parks, the project was delivered in 30 months to a high standard and led to a number of later negotiated projects and Joint Ventures with Park Developments.
The structure and cladding elements were completely manufactured off site with precast party walls, precast wide slab floor units with screed and precast reconstituted stone cladding.
In early 2008, Sisk completed a further 175 apartments again over basement car parks together with doctor’s consulting rooms, gymnasium, crèche and 12 duplex housing units.
The project was challenging being carried out in close proximity to the occupied Phase 1 and wrapped around an existing church building. The project was delivered successfully and to the client’s satisfaction.
The site is located adjacent to the Cheeverstown Luas stop in Tallaght, Dublin. The project was commissioned in order to address the chronic need for social housing in the area and is part of the Rapid Build Framework set up by South Dublin County Council.
These homes are designed and built to a very high specification, taking advantage of some of the latest innovations and technology in house building, resulting in ultra-modern energy efficient high quality homes.
The development consists of ninety houses:
Sisk constructed 254 apartments in four blocks of 4/5 storeys, each with penthouses. Each block was curved on plan and included balconies/terraces at all levels.
Completed in 2005 the four blocks totalled 89,000m².
Construction of a four storey split level concrete frame building with ancillary services, site works and car-parking.
This new development amalgamated three existing town centre GP practices in a new 6,500m² contemporary primary care facility. The facility is located close to the town centre in Mallow, Co Cork, Ireland.
Design & Build project for the construction of a healthcare facility including the provision of nursing care, retirement accommodation and meeting / conference facilities.
Phase 1 consists of a private hospital. The overall development covers 9.3 hectares and also includes convalescent home, nursing home, hospice, primary care centre and crèche, among other facilities.

Sisk provided an additional 44 bed spaces, over 2,400m² of floor space above the existing facility. The majority of the new bed space is made up of single or semi-private rooms all of which contain their own ensuite bathrooms.
As a section of the project involved the conversion of the existing roof into clinical space as well as other interfaces within the live hospital environment, noise and dust monitoring were critical elements in the management process with monitoring stations set up in pre-agreed locations and results issued weekly
St Joseph's Hospital, Clonmel involved the refurbishment of theatre, CSSD and construction of isolation unit as well as the refurbishment of four existing theatres and the construction of a new isolation unit on a phased basis to allow the facility to be partially operational throughout.
The project required the design and build of a new theatre and associated rooms within the footprint of the existing building.
The enabling phase of the works required the removal and relocation of ducting, electrical board and cables, water services and the demolition of existing walls to facilitate the construction. The enabling works were completed as Phase 1 followed by construction of the main works.
Critical HSE considerations were the live hospital environment and the precautions required to ensure that there were no issues. These included solid hoarding between the construction area and the hospital. Monitoring of dust, noise and vibration and close interaction with the facilities team and infection control team.
The project build was carried out in 14 weeks which included the commissioning of all equipment and the BCAR certification.
Diageo, Co. Waterford
Construction of the new three storey roaster building, grain loading, storage areas and control rooms necessitated the demolition and removal of the existing facility in a sequenced approach to ensure production was maintained. The new brewery also included, tank farm, process rooms, welfare facilities, plant mezzanines and pipe bridges.
Project Bond, Co. Wexford
Sisk carried out the main construction package including equipment installation and storage facilities on Project Bond which is a large Greenfield flavour production facility at the IDA Business Park in Wexford.
Design & construction of building works associated with a new automated storage and retrieval system for Coca-Cola Enterprises Ltd. Sisk’s works consisted of the construction of a high tolerance concrete slab founded on CFA piles up on which a specialist contractor constructed a 33 metre high racking system to which the external cladding was directly fixed.
Around three sides of the area, Sisk constructed a three storey office area, forklift truck transit area and a new seven bay dispatch canopy complete with extensive external works. All works were carried out while the existing manufacturing and distribution plant continued to operate. Extensive out of hours working and temporary facilities were provided to facilitate this.
Panelto Foods, Co. Longford
As main contractor this project required an extension of 5,500m² to an existing food processing (bread) facility for Panelto Foods in Co. Longford.
Lidl, Charleville, Co. Cork
Lidl Charleville involved the construction of an extension to the existing distribution centre to accommodate new freezer installation.
This project was carried out between 2006-2008 throughout the existing facility and entailed dealing with all areas of the plant including existing associated live services. The plant remained fully operational with phased handovers of various elements.

Johnson & Johnson, Omrix, Israel
Providing a range of project delivery services to Omrix Biopharmaceuticals (a Johnson & Johnson company) since 2011 including project controls support, CM services, engineering and concept design, bid management and contractor selection at various locations in Tel Aviv and Jerusalem.
Sisk provided construction management & safety management services to J&J on a number of capital projects at their Schaffhausen campus in Switzerland between 2016-2019.
Depuy Synthesis included the separation of a production facility from an existing pharmaceutical site and the subsequent provision of new utilities to serve this facility. It also included the internal demolition and strip out and subsequent fit out of this existing production building (in phases). This is for a change of manufacturing use from drug product tableting to medical device manufacturing. Sisk carried out the role of construction management contractor and PSCS, responsible for all site personnel and logistics.
Sisk has an ongoing relationship with Visioncare (formerly Vistakon) which dates back to the early 1990's.
Bio Cork 2
Sisk has carried out projects for a number of companies in the Johnson & Johnson organisation including Vistakon, DePuy Synthes, Cordis, Ethicon, Cilag, Centocor and Janssen, dating back to 1994 when the first phase of Vistakon was constructed in Castletroy, Co. Limerick.
In 2005, Sisk commenced it’s largest project at a Johnson & Johnson site to date in Ireland; the Centocor Biologics Manufacturing Facility, at Ringaskiddy in Cork Harbour. This project, known as BioCork I, now operates as Janssen Sciences Ireland UC.
This project for BioCork II involves the construction of a new production facility, as well as the expansion of the existing warehouse, canteen, laboratories, offices, wastewater treatment plant, central utilities and carparking.
The project required the refurbishment of an existing facility, construction of 3,000m² of high-end office space including toilets and canteen facilities in accordance with the requirements of LEED. This project was executed over a number of phases to respect the pre-existence of an existing sitting tenant.
The works required structural improvement to the existing steel frame, the formation of new structural openings and the removal of ACM containment in the pre-existing vinyl floor tiles and adhesive. This project was carried out in a live environment at all times. It proved challenging from a logistics perspective with the diversion and maintenance of existing thoroughfares – both pedestrian and vehicular – as well as external works executed within a live industrial campus (gas main, car park improvements etc.).
The project was challenging from an operations perspective by virtue of the existence of a sitting tenant with whom space, access etc. had to be shared. This was managed through daily liaison on the ground, weekly planning and formal weekly review meetings.
This project required the construction of a new four storey production area as an extension to the existing buildings located to the east and south of the proposed production area.
There were a number of tie-ins to the existing building along the south and eastern facades of the new extension at various levels.
The purpose of this project was to provide Pfizer, Grange Castle with an upgraded facility suitable for multi-product capability. All the equipment and automation systems installed were set up to facilitate multi-product operation. The facility meets all current regulatory requirements for this type of product for the EU, US and ROW markets.
Sisk were contracted as CM on the Multiple Project Capability (MPC) for Pfizer. We were also contracted under a separate lump sum fixed price contract for the CSA building package element of the works.
Allegan, Co. Mayo
Sisk has carried out numerous projects for Allergan in Co. Mayo including, construction of a new production facility. This included a warehouse & ancillary accommodation. Relocation of an existing and local access road and the construction of a new circulation route to the existing Allergan facility.
In 2014, Sisk completed the MD14 Project for Allergan. This required the installation of a new ‘Fill Line’ within the existing facility, incorporating all necessary demolitions, cleanroom and service installations. The new Fill Line is a replacement of the existing facility within the live plant. The location of the works within the live pharmaceutical environment meant that the project involved extensive planning and enabling works to allow the works to proceed in close proximity to Allergan activities and operators, without causing disruption from construction activities.
In 2013 Sisk completed the construction of cleanrooms (walls and ceilings are all cleanroom modular system) and plant area to facilitate the production of a new medical product. The new cleanroom facility was constructed within an existing vacated warehouse.
Sisk provided construction management and commissioning services to J&J for their new laboratory facility.
Novartis Cell & Gene Facility, Stein, Switzerland
Sisk provided EPCMV services to successfully deliver a new Cell & gene therapy facility in stein Switzerland. This project was completed in March 2019.
MSD, Burgwedel, Germany
Sisk provided construction management services to MSD for retrofitting works to a vaccines facility in Burgwedel, Germany. This project was completed in 2019.
Lonza, Visp, Switzerland
Sisk provided pre construction management services to Lonza on the NSYNC Biotech project in Visp Switzerland in 2019.
The Cashel to Mitchelstown project, awarded to Sisk and our JV partners is the first Early Contractor Involvement (ECI) scheme in Ireland. ECIs were part of an initiative arising from Sir John Egan’s work on the New Engineering Contract (NEC) to improve contracts and involve contractors earlier in the tendering process.
The scheme comprises the design and construction of approximately 37km of dual carriageway together with various drainage culverts and drainage systems, four interchanges, side roads, link roads and accommodation roads. The structures comprise 19 overbridges, 12 underbridges, six river crossings, seven accommodation bridges, one rail crossing of the Waterford to Limerick line and 34 PCC box culverts.
The earthworks were designed as a balanced cut and fill operation, utilising all the suitable material from major cuttings to form the required embankments throughout the project. The project was a 50:50 joint venture with Roadbridge Ltd.
Grand Pier in Weston Super Mare was destroyed by fire in July 2008 and has been rebuilt by John Sisk & Son.
The challenges of constructing a high quality leisure venue on top of a fire damaged Edwardian substructure, 300 metres offshore in difficult weather conditions called for the very best engineering and programme management skills – which Sisk supplies.
Access to the pier pavilion was restricted by weight limits on the pier waist and so Sisk used cranes mounted on ‘jack up’ barges to place steelworks and other construction materials.
The works included the placement of an innovative composite steel level deck over the pavilion and pier head footprint – saving weight and build time when compared with a conventional concrete deck.
There is also a new covered glazed walkway along the waist of the pier topped with a wave form GRP canopy affording covered access for visitors to the new pavilion.
The new two and three storey steel framed pavilion superstructure is supported on new tubular piles that supplement the existing Edwardian pier structure. The pavilion houses brand new and exciting attractions as well as some old favourites and is a venue for weddings and special events as diverse as pop concerts, boxing matches and the finals of the Miss Great Britain contest.
The success of the project was recognised by the National Piers Society who presented the owners with a special award “in recognition of the Outstanding Achievement in restoring the Grand Pier.”
Dragados Sisk Joint Venture (DSJV) was responsible for the design and build construction of 23km twin bore tunnels running from Victoria Dock in the east to the new Crossrail Farrington station in Central London. With a leg of tunnels splitting off Stepney Green.
This also included the design and construction of a new 200m-long marine berthing facility at Instone Wharf, located on the River Lea where it enters the River Thames, to be capable of handling approximately two 85m-long vessels. The facility was used for exporting approx. 1 million m3 of excavated tunnel material by self-propelled vessels.
Building on our previous successful hangar delivery at Birmingham Airport, we subsequently completed a design and build contract to provide Monarch Airlines with their new 110,000 ft2 hangar.
The steel frame structure has the capacity to accommodate wide-body aircrafts such as the Boeing 777 and Airbus A350. Associated office space was also provided.
Due to the location of the works within the airport, all individuals entering site undertook stringent security clearance procedures, together with receiving a comprehensive health and safety briefing.
These works are part of Monarch’s drive to further enhance their offering within the UK.
This JV project required the design and construction of an extension to the largest onshore wind farm in Europe. Sisk in 50% JV partnership fulfilled the role of Principal contractor for the client and scope included design and construction of the following; 10km of excavated track and 34km of floating roads over deep peat, 68 turbine bases in peat depths of 3.3m, extraction/processing of one million m3 of rock from borrow pits and on site concrete batching of up to 45,000m3.
The access roads were completed in low-strength peat layers to 6m depth and turbine foundations required excavation up to 8.5m depth of peat with on-site water treatment using silt traps, lagoons and rock filtration systems.
The project ground conditions were challenging with the presence of peat layers exhibiting low-strength characteristics. This necessitated foundation excavation to depths of 6m of peat and the construction of floating roads over peat using Brash Matt and Geotextile.
The civil construction programme was completed on schedule in various weather conditions from the deep freeze of 2010, to the heavy Scottish rainfalls, in an environment of deep peat with depths of 6m recorded onsite with the construction team achieving the completion of 1.5 million man-hours on site without a lost time incident.
This major refurbishment of this Northern Line Underground Station involved alterations to the ticket hall, lower concourse and platform, as well as the installation of cable and communication systems to cater for improved passenger security and information needs.
As a listed building, the station walls, floor and ceiling finishes were restored to their original condition.
Excavation and construction of two new tunnels was undertaken, 25 metres below street level. These excavations required a temporary shaft, 2.5 metres diameter, to be excavated from street level requiring a major traffic management system.
Working hours were restricted, mainly occurring during the night, hence, keeping noise and dust to a minimum was essential. The quality of the refurbishment has been recognised, by the Ian Allan National Railway Heritage Certificate of Excellence Award.
This PPP scheme consisted of the design, build, finance, operation and maintenance of approximately 10km of dual carriageway incorporating 675m of an immersed tube tunnel under the River Shannon.
The scheme extends from a new interchange at the end of the Phase 1 Limerick southern Relief Road to the N18 Ennis Road and includes 4 no. major grade-separated interchanges. Construction of the scheme commenced in August 2006 and was complete in 2010.
The scheme comprises 10km of hard tolled dual carriageway and a 2.3km single lane carriageway together with associated interchanges and local road alignments and as well as the immersed tube tunnel under the River Shannon, including 43 other major structures and a 750m causeway across Bunlicky Lake. The main toll plaza is on the mainline with a satellite toll plaza on the single lane carriageway line at Clonmacken.
Sisk were contracted to DirectRoute to construct the major structures including the main and ancillary toll plazas, overbridges, underbridges and farm underpasses.
Sisk also provided a considerable amount resource to the Construction Joint Venture in respect of the core management team utilising the particular skills this staff have in marine engineering of this type.
Located within Park West business park on the Dublin-Cork rail line, the project was developed as a joint venture between Harcourt Developments, Dublin City Council and Iarnród Éireann.
The project consisted of the construction of platforms, the main station building and concourse and a plaza. The concourse, measuring 500m2 is constructed in structural steel, spanning both the existing Dublin-Cork rail line and the proposed future (KRP) tracks between the main stair cores which are constructed in reinforced concrete.
The steel structure was assembled offline and installed during two track possessions using a 500 tonne mobile crane. The concourse is located approximately 5m above the existing track levels. The concourse roof canopy features a spaceframe structure, providing the most visually striking feature of the station.
The spaceframe roof was fully assembled offline and installed during a single track possession using a 500 tonne mobile crane. The concourse incorporates ticketing and retail facilities, automated ticket vending machines and ticket validation barriers.
Lisheen Wind Farm, County Tipperary
Construction of eighteen wind turbine bases, each of 540m3 reinforced concrete single pours, for Vestas V90 Turbines. Four of these bases were constructed within the Bord Na Móna peat bog areas.
The construction of eight kilometres of new access roads as well as crane hard standings, with associated drainage and culvert construction works to accommodate the delivery and erection of the turbine components.
Further scope of works included the installation of 22km of ducting between the turbines, the installation of the earthing cables and the civil works for the substation.
The initial contract programme was 20 weeks with actual completion achieved 24 weeks. An extension of time of five weeks was awarded for additional scope of works of having to make the floating crane hard stands ground bearing due to a new requirement by the turbine suppliers to increase the size of the main crane from a 500t to a 1000t.
Within the contract period Sisk also completed a large earthworks operation for Lisheen Mine by excavating 100,000m3 of quarry fill material and hauling for 3.5 kilometres through the wind farm access roads to facilitate the future decommissioning of the mines tailings pond.
Sisk Rail successfully completed the rebuilding of the seaward platform damaged during a huge storm in February 2014. 50% of the structure had been washed away, with the remains left beyond repair.
Our task was to rebuild the riser wall with platform copers on the top, featuring a like-for-like cantilevered timber platform and handrail towards the sea. Challenges included contending with ongoing storms and a tight deadline of ensuring the railway would be open in time for April.
We were also instructed to revamp the station which included new roof cladding, lighting and decorating.
Sisk Rail completed the installation of a train carriage wash with associated enabling works for MTR Crossrail at their sidings at Gidea Park, Romford, Essex.
As Network Rail was redesigning the track layout throughout the sidings, the facility was originally installed at a temporary location within the sidings in July 2016. This was on the basis that removal would have to take place 12 months later, either permanently or upon return for re-installation within a new area.
The carriage wash plant was designed to sit on pre-cast concrete bases which could be removed and relocated. A base station was established when the wash plant was first installed, whilst the tanks for water and detergents, along with the pumping chamber, were located at the base station in addition to the plant controls.
New water supply, detergent and drainage ducts were installed between the new location and control station some 350m away and laid within a single 350mm dia. duct.
Páirc Uí Chaoimh, Cork
The redeveloped Páirc Uí Chaoimh is now an impressive, modern facility which has already made a very positive impact, providing a wonderful experience for both players and spectators alike, and whose high-class facilities for conferences and exhibitions have attracted new visitors and businesses to the area.
Bantry Community College was created from the amalgamation of two schools, St. Goban’s College and Ard Scoil Phobail, Bantry to form one main post primary facility accommodating 700 students. The new school is located off Sheskin Road Bantry, Co. Cork.
The three storey post primary school is ultimately used for educational purposes and accommodates 16 classrooms, 31 specialist classrooms, special needs unit, library, staff/administration areas, sports hall, store areas, toilets and ancillary areas.
The development along with the school consists of the provision of a full size GAA pitch, five hard surface playing areas, vehicular/pedestrian access, car park, cycling parking areas, bus and car park set down areas. The total gross floor area of the school is 8,298m².
This project included the complete refurbishment of Mercer Court and Millin House student accommodation including furniture fit out/turnkey on a tight ten week programme. Blocks were fully vacated during summer term and had to be fully completed for students returning in mid-September.
Student accommodation was upgraded to bring the building in line with the latest fire legislation and codes and to upgrade the aesthetics including new kitchens and bathroom en-suites. The scope of works also included upgrading the reception/office area at the main entrance to the student apartments.
The site was located adjacent to Circular Road in Sligo. Initially the site had existing buildings and a 4 bay handball alley. Demolition was required to prepare for construction of the new school. The site for demolition of the handball alley and provision of temporary accommodation was located on the north side of Circular Road, Sligo adjacent to an existing sports field and the old 1890’s school building. This school building is a protected structure.
This project involved the construction of a new private secondary school on a green field site. The works comprised the demolition of a two storey domestic dwelling, shed buildings and general site clearance.

Wicklow Town Community College was created from the amalgamation of Abbey Vocational School and De La Salle Secondary School and now accommodates 1,000 students.
Construction of a part single/two storey post primary school with a three storey element at the northern part of the site, used for educational purposes accommodating 1,000 pupils, comprising 25 classrooms, 38 specialist classrooms (including woodwork, metalwork, engineering, arts & crafts, computer, music and domestic science), special needs unit, library, staff/administration areas, sports hall, store areas, toilets and ancillary areas.
Building height ranges from c 3.8m at the southern end of the site to c13.365m at the northern end. Provision of playing field, 6 hard surface playing areas, general playing areas, 2 vehicular accesses and pedestrian accesses, 75 car parking spaces, cycling parking areas, bus and car sit down areas and 2 flagpoles. All landscaping and site boundary treatments. All ancillary site development works and one substation. Total gross floor area is 10,410m².
Masfout General Hospital is situated in the northern rural area in the Emirate of Ajman (UAE) in Masfout near the town of Hatta.
The project is a low two level construction.
The main building has diagnostic and treatment areas on the ground floor and in-patients ward on the first floor. Ancillary building dedicated to support and technical areas connected to the main building by an open canopy covering the emergency entrance. It has been planned to be easily expanded up to 65 beds.
Complex mechanical and electrical works included under floor heating, air conditioning, lighting by BMS Panels, fire-alarms, window & door controls, PACS as well as Sisk total management of specialist diagnostic fit out.
Similar to our first project in Gulf States Oasis Hospital, we invested in a programme of initiatives to engage every single member of our site team in understanding Arab culture. In turn we ensured our complete onsite team and supply chain partners committed to the ‘Sisk Way’.
A very high spec level of services and finishes was required and is not only state of the art but also addresses the unique Arab culture.
This development of the Victorian building replaced all clinical services, creating a full range of outpatient services in the historical building. As part of a much larger overall residential redevelopment, it provided excellent value for money to the Trust.
Interim works were completed by Sisk in 1999.
Phase 2 commenced in 2000 and delivered:
Live 24 hour operational hospital environment
The project required the demolition of an old roof system and the installation of a new one followed by a structural roof platform, new HVAC system of AHU’s and associated internal works and internal fit-out to theatres.
All works were carried out above live theatre rooms. To mitigate risk of water ingress during the project the building was shrouded with a temporary, fully weathered tent structure. This was an intricate scaffolding design due to the hospital being a listed building with no tie-ins allowed.
Particular emphasis was placed on dust, noise and vibration control with daily monitoring required for each. Aspergillus being a high concern for the working hospital environment.
Phase 1 of the hospital redevelopment included operating theatres, ICU, daycare, consultant suites, dialysis unit, surgical day wards, and concourse development.
The Phoenix Care Centre is the first new building to be constructed as part of the redevelopment of the old St Brendan's Hospital site in Grangegorman. The new building has a total floor area of 7,600m² comprising new residential accommodation for patients with 54 bedrooms and ensuites, recreational rooms, clinical rooms, administration areas, seclusion rooms and therapy gardens. The building is spread over three floors which are constructed around two Internal Courtyards.
This uniquely designed mental health facility provides a safe, secure and therapeutic environment for patients to receive the care they require in a modern environment. The process of planning and design of this project had to take into account the full scope of anti ligature equipment provided for in relevant legislation and best practice.
Sisk played an integral part in this process by presenting samples to the design team and the client at an early stage. This ensured that the tight construction programme was achieved.
The project consists of a three storey building with some plant on the roof and associated external works. The floor area is approximately 4,800m² including plant areas.
The accommodation is a Primary Care & Mental Health Centre for the treatment of the public with nursing, physiotherapy, GP, mental health, dentistry and community services. Facilities include therapy observation and interview rooms, dental surgery, dental X-ray and sterilisation rooms, snoozelar, OT, group activity rooms and communal kitchens. The accommodation also includes a separate single storey crèche with outdoor playground equipment and impact absorbing play surfaces.
Holles Street Hospital involved the construction of a new operating theatre, associated ancillary accommodation and plantrooms.
The project comprised the construction of a two storey extension, at third and fourth floors of the existing hospital building with attached five storey (fire exit only) stair-well and break-ins to the existing building on first, second, third and fourth floor levels.
Daily consultation and forward planning was required with the hospital authorities to ensure there was no disruption as the works included some internal remodelling at third floor level to rearrange accommodation which became displaced due to tie-in of the new accommodation and the project was bounded on three sides by the existing hospital building.
Main Hospital Building with 220 beds that caters for dignitaries providing them with VIP medical suites and areas, the entire terrace level consisting of three lecture theatres, a library and associated offices offering the very latest research and excellence in medical education.
Ancillary Buildings composed of three residential buildings (G+4), Mosque, MEP Block, Ambulance Shelter, Armoury Building and two Gate Houses.
This project included the construction of three additional floors on top of the existing Blackrock Clinic Hospital building whilst keeping the hospital operational 24 hours a day. The live hospital campus and phasing requirements of the client resulted in elaborate pedestrian and traffic management plans being developed and continuously updated throughout the project.
The extension comprises a structural steel frame with 150 mm hollowcore flooring with 75 mm structural screed. The elaborate external envelope is a combination of precast cladding and glazing whilst the roof is a combination of the re-specified IKO System, Kalzip and Kingspan cladding systems.
The new extension provides 80 new single bedrooms, two operating theatres and two endoscopy rooms. The internal works comprised a full fit-out incorporating offices, bedrooms (all en-suite) operating theatres day-care centre, nurse stations and administration areas.
The scope of works also included complicated interface works within the existing hospital building at the basement and ground floor levels along with the existing central atrium area; extension of the existing Energy Centre Building, Restaurant and ICU Buildings and Site Enabling Works.
This project required the extension of the Radiology Department and works to an existing underground services duct. The works were carried out in the confines of an existing live hospital. The construction programme commenced in October 2017 and was completed in September 2019.

Two separate areas
Area 1 – works to an underground duct, large M&E scope of works which required strip out of old services and installation of all new services.
Area 2 - demolition of the temporary building in the existing 1960's courtyard followed by construction of a new infill building tying into the existing building. This required construction of new floor slab, structural columns, new roof and fit out of this new area along with the fit out of the adjoining X-ray area.
New construction - 375m² including plant rooms.
Refurbished area – 1,465m².
The finished project provides CT, Fluoroscopy, Ultrasound, MRI, general X-ray, and interventional X-ray services for the hospital, with associated administrative and support areas for staff and patients.
Great Ormond Street Hospital, London
A proud moment for Sisk as we have been selected as the preferred prime contractor with a multi-disciplinary design team for Phase 4 of the redevelopment programme. Sisk is working with Great Ormond Street Hospital to deliver £25m of enabling works across the whole operational estate.
Bon Securs Hospital, Cork
The new north block expansion to the existing Bon Secours Hospital, College Road, Cork includes the construction of hospital accommodation on six floors with top floor plant room, enclosed bridge link connections to the existing hospital, related support services and all associated and ancillary site & landscaping works including construction of a new bin store to the east of the hospital. Overall floor area is circa 12,000m².
The new development includes a new Critical Care Unit, Inpatient Wards, Oncology Day Ward, an additional four Operating Theatres and Recovery Room as well as 81 new Private Rooms. A new Radiotherapy Centre (in partnership with the University Pittsburgh Medical Centre) is also part of this development.
The building was designed as an in situ concrete frame, which we converted to a combination of precast vertical elements with in situ concrete floor slabs. This includes two linear accelerator bunkers with elements of them in high density concrete.
The project also includes the internal refurbishment works of ICU and staff accommodation in the existing building. Extensive ground works include the installation of secant piling and ring beam retaining structure on the south and part of the west sides of the building and installing CFA foundation piles across the footprint of the building and to support bridge link connections to the existing building.
Challenges – the site is part of the existing BSH hospital. The hospital remained live during construction. The main challenges associated with this was managing public access, managing site construction traffic (access to the site involved the installation of a temporary bailey bridge over the River Lee), restricted storage areas and working hours, liaising with the BSH hospital management and infection control management.
This project included a new 1,300m², 17 Bed Paediatric Intensive Care Unit incorporating five single rooms, four passively pressurised isolation suites, eight bay observation suite and associated support facilities adjacent to and replacing the existing outdated facility within the original hospital building. The site location consisted of an existing green area enclosed on three sides by the hospital buildings and on the south by the public car park. An existing water main, storm and foul water lines were diverted prior to commencement of excavation. The bulk dig consisted of reducing the ground level by approximately one metre over an area of 1,300m² and the excavation of trenches for the switch rooms and pads for the structural steel columns.
The space vacated by the existing facility was adapted under Phase 2 of the contract to provide much improved parent and family support accommodation. The new building was designed to be constructed on a fast track programme with a steel frame and composite metal deck slab. The external walls utilise the latest methods of prefabrication and off site construction which assisted greatly in minimising any construction disturbance to the adjacent ward areas.
The project also included for the construction of a new state of the art 220m² wounds clinic for burns patients and new playground and car parking facilities for the wider campus.
The new hospital consists of one basement level (storage and plant), ground floor entrance level with a feature Entrance Canopy and Atrium and four levels of hospital floor area. This new facility is to the rear of the existing hospital. The campus surrounded the site on three sides and is set in a residential area close to the town centre. The existing hospital remained live throughout the project.

The Facade comprises precast and curtain walling on an in-situ concrete frame and has a massive 400T steel feature entrance canopy, which required a huge amount of detailed co-ordination. Sustainable energy efficiency for the new scheme is manifested in a unique architectonic way that is both visible and a direct result of responsible, practical and efficient design. The ‘veil’ covering the building is designed to act as a sun-shading and ventilation aid, helping minimise thermal loads on systems; a very important element in the Al Ain’s harsh climate.
University Limerick Hospital
University Hospital Limerick (UHL), provides clinical services to 400,000 people. Having worked on the campus for over a decade, Sisk is framework contractor of choice for Health Services Executive (HSE). Completed on time and within budget our most recent works within this live hospital environment include:
Clinical Education/Research Centre
A joint venture between University of Limerick (UL) and UHL requiring the construction of a 3,442m² four storey education and research building, accommodating a 150-seat lecture theatre, offices, tutorial rooms and dedicated research space for UL Health Research Institute.
Emergency Department/Renal fit out
Includes multi-use treatment cubicles to allow flexible patient management in the unit through the innovation of ‘6/8 cubicle Pods’ which enables the department to respond to ‘surges’ in demand. We also introduced sliding CT for resuscitation which is the first use of this technology anywhere in Europe. The department has 24 renal treatment spaces plus high dependency facilities including:
• Two full clinical isolation rooms;
• Two segregation rooms;
• Four space treatment bay;
• Five Ambulatory Care treatment rooms for Peritoneal Dialysis.
Project Kells, Dublin
John Sisk & Son is currently active on site at Project Kells located in Dublin City Centre opposite Trinity College, Dublin (TCD). This project is currently at demolition stage and will shortly progress to piling and bulk excavation works.
This project required the fit out of a six storey office block (13,700m²) over a double basement (4,500m²). Sisk constructed the shell and core under a separate contract and this overlapped with the fit out works. This is a city centre site with streets on three sides and an office restoration on the remaining side also carried out by Sisk. Access was via a rear ramp to the basement and an internal hoist in the central atrium gave access to each floor.
The shell and core is an RC structure main frame of columns, beams and flat slabs. One central lift and stair with two other ancillary stair cores. The main façade has punch windows which are a combination of structural glazing and curtain walling. The columns and slab edges are clad with hand fixed stone. The internal atrium is glazed in full height curtain walling and the courtyard has vertical fins for solar shading.
The fit out required installation of raised access floors, SAS tartan ceilings, system glazed and pre-finished partitions. The floor layouts are 80% cellular from first to fifth floor. The sixth floor has multiple meeting rooms with upgraded finishes for client and executive meetings.
The fit out consists of a raised access floor and metal tile ceiling with demountable office walls on floors one to five with a suite of meeting rooms on the sixth floor. The ground floor contains a full kitchen and dining area, central atrium with cantilevered feature stairs, training and lecture rooms. A full M&E installation was part of the fit out contract. The basement facilitates bike and car parking and the lower basement is fitted out with gym and utility rooms.
The project achieved LEED Gold accreditation.
Kennedy Wilson purchased the existing office building at No’s 27 to 33 Baggot Street, Dublin to refurbish as a new office block for a multinational tenant. The existing building comprised three blocks; Block A opening onto Fleming Place, Block C opening onto Baggot Street and Block B joining the two.
The project required the demolition of the existing façades, the roof level plant room and penthouse offices and the extension of existing floor plates in Block A and B, additional lifts and escape stairs within each block.
A new sixth floor penthouse office was constructed on Block A, a new plant room on the top of Block B and a new fifth floor penthouse office space on Block C. There were some structural alterations to façade columns and reconfiguration of the existing stairwells.
The project also required the strip out of the existing internal fit out and a new high specification fit out of the entire building. There is also new hard and soft landscaping around the full perimeter of the building.
The Exchange Building is a six storey office building over a single basement constructed in the heart of the IFSC, Dublin. The building fully occupies the perimeter of the site with two minor setbacks to the north on Mayor Street, it also includes two retail units at ground floor. The total area of the building is 12,700m².
The Exchange is a new, best-in-class office building with an impressive projected glass and granite facade. Floor plates have been designed for maximum efficiency and flexibility, creating workspace with LEED Gold standard energy efficiency which can adjust seamlessly to changing business needs.
Enabling works included a complex soil retention system due to the proximity to surrounding roads and existing buildings. Complex soil investigative works were undertaken due to the level of contamination on site. Asbestos, hazardous and non-hazardous material were encountered and removed off site to appropriate facilities.
This project involved complete strip out of the existing building including all M&E systems, lifts, partitions, ceilings, floor finishes, internal fixtures, fittings and finishes.
Removal of all Asbestos Containing Materials (ACMs). Demolition of the existing brick facades & windows. Demolition of roof level reinforced concrete plantroom. Demolition of the existing Block A reinforced concrete structure to the north & south elevations & replacement with a new steel frame. Structural alterations to the existing escape staircases including removal of the existing concrete stairs & replacement with a new steel stairs. Demolition and infill of the existing main staircase. This project was complete in 2015 with a value of €17.9 million.
Sisk FCC is a joint venture setup between John Sisk & Son and Spanish construction company, FCC Construction. The project consists of the two buildings and represents the largest PPP (Public Private Partnership) project in the education sector.
The Central Quad, and its sister building the East Quad, are on track to be ready for the arrival of 10,000 students in Grangegorman in September 2020. It also reinforces the Government commitment to making Ireland’s education and training system the best in Europe by 2026.
The buildings, which span 52,000m2 of development, are being delivered via Public Private Partnership. They will provide academic facilities for ten schools from the College of Sciences & Health, the College of Engineering & Built Environment and the College of Arts and & Tourism from TU Dublin.
The design and build scheme will see the delivery of 302, 1,2 and 3 bed apartments, spread across 3 blocks ranging from 8 to 10 storeys high. Throughout the pre-construction stage of the scheme we have endeavoured to work collaboratively with all stakeholders, and were appointed based on our ability to deliver on Manchester Life’s target to set a new benchmark for residential property development in Manchester. Along with our strong commitment to safety, sustainability and economic regeneration.
With the accommodation predominantly being provided for the private rental markets the project is designed to meet the pressing need for well-managed rental homes, with outstanding levels of customer service, communal spaces and a range of amenities and facilities on site. The project includes commercial units on the marina front, which will be accessible to the public.
Sisk have completed work on the re-configuration of Wembley Arena, London’s primary live music venue.
The Grade II listed building was originally constructed in 1934 for the Empire Games and the £25m project is the first part of Quintain’s regeneration of the Wembley Stadium environs.
The arena has been reversed with the main entrance opening onto an exciting new public square and the new stage now has a covered service yard. The Arena has approximately 12,200 new seats, 9 large dressing rooms, promoter offices, a 200 seat restaurant, hospitality suites, a total of 10 dedicated bars and fast food outlets and a box office. The refurbished Arena offers excellent facilities for its customers and promoters.
The project was completed on time and on budget.
The Reflector is a landmark office and residential development prominently situated in Dublin’s thriving Grand Canal Docks. With impressive water frontage spanning almost 75 meters of Hanover Quay. The Reflector Building has a distinctive and memorable profile of bronze mesh panels and reclaimed bricks, which contrasts and compliments the sleek glass facade. The use of luxurious finishes is carried into the ultra-modern building.
The Reflector is a six storey over basement office building, extending to an area of over 123,000ft². Typical floor plates of 23,000ft² are finished to the highest standards, featuring LEED Gold V4 accreditation and A3 BER certification. The development also incorporates forty exclusive 1-3 bedroom luxury A3 BER certification apartments and a single 3,500ft² retail/restaurant unit.
The integration of the Reflector with the existing dock-front buildings creates dynamic relationships between old and new within the waterfront context. The Reflector offers space, natural light and great views, making it an exceptional working environment.
The building has been designed with a layout that provides dynamic, contemporary and flexible buildings which enhance the existing waterfront environment. The unique exterior mesh design element provides solar shading without impacting the views. This cascading feature is framed within a high quality stone-clad structure which is elevated above the street level to create a setback ground plane which provides a relief and continuity for the adjoining low level buildings.
JP Morgan, Dublin
As the main contractor on the shell and core buildings, Sisk offered the advantage of an early commencement on the fit out works and saved the client time and money by reducing alterations of the existing shell and core services.
The fit out works required the construction of new offices and meeting rooms with glazed screens, comms rooms and cafes on all eight floors and the installation of the furniture to the open plan offices and meeting rooms. The project also included construction of kitchen, restaurant area and reception on the ground floor. Plant rooms and facility rooms were installed in the double basement. The project achieved LEED Gold accreditation.
Located in the heart of the London’s Regent Street, this high profile project involves the refurbishment and extension of a Grade II listed office building, which remains partially in occupation with retail trading continuing on the ground floor throughout.
This project forms the latest element in The Crown Estate’s Regent Street Vision Investment strategy, which is a £1bn, 20 year programme of regeneration for Regent Street. This fits perfectly with Sisk’s policy to prioritise opportunities with long term repeat business potential.
Winning the tender required a robust logistics strategy as the site is bounded by Regent Street, with its high public footfall, and additionally accommodating the ongoing business requirements of the nearby Café Royale and Quadrant Arcade.
We secured this contract against tough competition, however our in-depth understanding of the scheme and our innovative temporary works solutions, together with our proven track record in consistently delivering challenging schemes for The Crown Estate ensured our appointment as Principal Contractor.
The project involved the construction of a new head office complex and technical centre together with service yards, car parking, associated infrastructure and landscaping works.
The buildings are linked by a tunnel underneath the road and a covered walkway above ground. Further building works were carried out including the construction of a new sports pavilion including, a football pitch and cricket pitch.
Situated in the heart of the thriving Dublin 2 business district, Park Place sets a new standard in European office development. It provides high quality office space in three separate inter-connected buildings around a common atrium but also features three high profile entrance lobbies offering major corporate occupiers ‘own door’ access.
This premium, sustainable office environment is specifically designed to meet the needs and expectations of today’s corporate occupiers. The energy efficiency is achieved with the 'ice bank' cooling system and the use of solar control louvers. The development achieved a BREEAM rating of ‘Good’.
The eight storey office development over basement car park, sub-basement archives and plantroom altogether occupies almost 27,000m2. The site provides a unique retail space of 2,200m2 created from the vaulted substructure of the former Harcourt Street Railway Terminus.
Following completion of the building Sisk also carried out fit out works on behalf of a number of the building occupiers. Our experienced fit out teams worked to deliver a high quality finish to a tight programme ensuring a seamless first day of business for our clients.
Circle Square, Manchester
Located in the heart of Manchester’s Oxford Road Corridor, Innovation District, No.1 and No.2 Circle Square will provide 400,000 ft2 of commercial workspace at the new city centre neighbourhood when they are complete.
This project was a fit-out of office space at Three Park Place, Dublin across four floors within a live commercial building for IDA, Ireland. Sisk had previously completed office fit-outs for Santander and Deloitte in the same building.
With tenants in place, the landlord was very conscious they were not inconvenienced and a balancing act was struck which included restricted deliveries and drilling for the duration of the project. We were familiar with the building and we knew what was expected form the landlord's perspective.
John Sisk & Son began this project in May 1999 with a 36- week programme. The buildings are made of structural steel with the production areas clad in a Kingspan composite insulated panel and office areas clad witha Hunter Douglas architectural panel. The combined floor area is a combined 23,900m2 with marshalling yards of 6,000m2 amd 500 car parking spaces.
Over 50 subcontractors were employed on this project and upwards of 350 people during peak construction in order to meet handover dates.
Strip out and refurbishment of existing office.
Sisk as main contractor were responsible for the design and build of the modernisation works. The works comprised alteration and modernisation to existing office and technical racking and storage space to be converted to open plan offices at Ericsson Software Campus, Athlone, Co. Westmeath.
The project was executed over a 42 week contract over five phases whilst maintaining the operations of the existing facility. A number of phases were split, creating in total seven phased operations.
The project was designed on an ongoing and phased basis to match the construction phases through a series of weekly design workshops.
Sisk completed a 4,000m2, three storey carbon fibre aerospace materials manufacturing facility in Wrexham, North Wales.
Featuring clean manufacturing areas, laboratories, high spec offices and distribution facilities, this successful project has been carried out on schedule and budget whilst achieving zero LTA and AFR figures with the number of man hours exceeding 350,000.

Phase 1 1995-1997
Office accommodation, production areas, warehousing, energy centre, cafeteria facilities, links and ancillary buildings and loading bay areas. Features include flat architectural metal cladding panels to all elevations with projecting columns, parapet soffits and fascias. Large areas of landscaping including ponds for fire protection and contamination control with integral waterfalls and fountains, car parking and roadways plus a 11Okv ESB sub-station.
Phase 2 1997-1998
14,000m2 class 10,000 clean space ballroom with support spline on suspended level. At ground floor 14,000m2 of plant, laboratory, office space and loading bay area.
The mezzanine is a concrete level including pipe supports for the ballroom. The plenum consists of 14,000m2 of suspended flooring allowing access to RCU units on the floor. Site works included two carparks and perimeter hardstand areas.
Phase 3 1997-1998
Two storey facility including office accommodation, production area 1, production area 2 - shell only, energy centre, cafeteria, extension to Phase 1 and ink corridors/ pipe bridges.
Phase 3 is linked to all other phases via a 2-storey link bridge, ground floor for pedestrians and 1st floor for services.
Outfitting work was completed in all phases and in phases 2 & 3 Sisk took on board all of the client’s direct suppliers to maintain a very tight programme.
We celebrated the placing of the first pile for the new cold store building at the MSD site in Haarlem, Netherlands. Following the Dutch tradition of ‘Eerste Paal’ the event marks the beginning of the construction phase of the project.
The project is being delivered by John Sisk & Son providing a full turnkey project delivery from concept to commissioning. Sisk has worked with their design partners, Arup and RKD to deliver the front-end concept and design. Arup provided support to Sisk in design management, multidisciplinary engineering and specialist consultancy, with RKD Architects providing full architectural services.
The project has been developed as an innovative model in “construction led execution” from concept through design, execution, commissioning and turnover with the aim of delivering greater efficiency throughout and maintaining focus on the target value and final project outcome.
This has been enabled by Sisk leading the turnkey approach and with the proactive collaboration of the design team and Sisk’s early engagement with its key construction partners, Akor and Jones Engineering along with several other Dutch partners. Key to this has been the virtual build in advance that we have done through digital design and other techniques we have used to drive Lean delivery.
MSD is one of the largest pharmaceutical companies in the world renowned for their discoveries and advances in vaccines. MSD established their presence in the Netherlands in 1950's. The site at Haarlem has global significance as the distribution hub for 2,500 SKUs to more than 140 countries.
Shanganagh Wastewater Treatment Plant
The Shanganagh Waste Water Treatment Works (WWTW) was completed as part of the Shanganagh Bray Main Drainage Scheme. The Project required the design and construction of a WWTW at the site of the existing works and the refurbishment of the Bray Pumping Station.
This project also includes the operation and maintenance of the existing and newly constructed Shanganagh WWTW, Bray Pumping Station and Bray Stormwater Storage Tank until 2032.
The plant is considered an essential service and operates on a 24 hour basis. The plant provides pre-treatment, full secondary treatment and drying of sludge while delivering energy recovery through biogas generated as part of the treatment process.
The marina has added much improved infrastructure to Greystones
The civil and marine package comprised approximately 80,000 m3 of dredging; 200,000 m3 of reclamation; 180,000t of rock armour up to 10t individual weight; 250,000t of rockfill; 54,000t of beach shingle; 115,000 m3 of concrete & 2,500 linear metres of driven steel piles.
The project involved most aspects of marine civil engineering including dredging, reclamation, beach nourishment, rock armour, concrete armour, marine piling, underwater stone screeding, extensive diving operations, seawalls, coastal revetments, breakwaters and slipways all of which are designed to function at all states of the tide. The breakwaters are designed for a 1 in 2,000 year storm event.
Part of the project contained the remains of an old disused Wicklow County Council landfill. Significant project works included landfill remediation involving the removal of approximately 9,000m³ of existing landfill material and sealing of the landfill cell using a bespoke geo-synthetic lining system and spreading of cell capping material and landscaping and seeding to form part of a public park. Further works included protection works to eliminate future coastal erosion along the boundary of the old dump location.
Pearse Station, Dublin
Works are taking place at Pearse Station and a total of 13 dedicated construction weekends are likely to be required during this time to allow for crane operation.
Luas Cross City (LCC)
Luas Cross City is recognised as being one of the most challenging and complex projects undertaken by the Irish State in the modern era. The successful delivery of the project was seen as being nationally important in terms of Ireland’s reputation and ability to attract future investment, both in national infrastructure and the economy in general.
The standard of finished product has been recognised by the client, operator and stakeholders as being exemplary. The rebuilding and rejuvenation of the city centre streets which incorporate the extension has also left a positive legacy for Dublin city.
This project involved the construction management of a pilot vaccine facility
Sisk were tasked with the construction management of a pilot vaccine facility within an empty shell of an operational biologics facility. This included the demolition of walls, floors and services, installation of new underground double contained drainage, bio-kill sumps and ground floor slab.
We also constructed a new concrete mezzanine area over the complete production area, new cleanrooms and installed complete new processes, mechanical, electrical & instrumentation, sprinklers, HVAC, BMS and automation systems, equipment and process systems over the existing live production facility including modification of some existing production areas.
A19 Coast Road, Tyneside
Before this major upgrade of the A19/A1058 junction, drivers experienced severe congestion.
Over 80,000 drivers a day are experiencing safer and smoother journeys across North Tyneside thanks to the opening of the North East’s first ever triple decker junction.
The £75 million Highways England Coast Road scheme has been completed on time and traffic is now able to use the new section of road. This means that drivers will no longer have to negotiate the roundabout and can continue straight on along the A19.

Working for their client, international resource company Rio Tinto, Derwent London entrusted John Sisk & Son with the €23.5m delivery of Rio Tinto’s new European Headquarters in Paddington, central London.
The resulting building, Telstar House, is a landmark eight-storey new build office block providing an impressive 9,290 m2 of office space. With just 12 car parking spaces but more than 200 bike racks, along with rain harvesting systems, Forest Stewardship Council joinery (using timber from managed forests) and PIRs (passive infrafred lighting), the building has been designed and built to minimise its impact on the environment, saving a substantial amount of energy and operating cost in the process.
With a stunning external façade combining Spanish quarried Caliza Capri natural stone and Italian made curved laminated glass, Telstar House achieved a BREEAM Very Good rating.
Working with the Crown Estate, John Sisk & Son oversaw the refurbishment and extension of a Grade II listed office development to BREEAM Outstanding level in an architecturally-congested area of the capital. The completed scheme was one of the first in the country to receive this accolade
Located in the heart of the London’s Regent Street, this high profile project involved the refurbishment and extension of a Grade II listed office building, which remained partially in occupation with retail trading continuing on the ground floor throughout.
This project formed part of the Crown Estate’s Regent Street Vision Investment strategy, which is a £1bn, 20 year programme of regeneration for Regent Street. This fits perfectly with Sisk’s policy to prioritise opportunities with long term repeat business potential.
Winning the tender required a robust logistics strategy as the site is bounded by Regent Street, with its high public footfall, and additionally accommodating the ongoing business requirements of the nearby Café Royale and Quadrant Arcade.
We secured this contract against tough competition, however our in-depth understanding of the scheme and our innovative temporary works solutions, together with our proven track record in consistently delivering challenging schemes for the Crown Estate ensured our appointment as principal contractor.
Designed by the internationally acclaimed architect, Daniel Libeskind (New York’s Ground Zero; Berlin’s Jewish Museum), Grand Canal Square is a stunning new commercial and cultural development located in the heart of Dublin’s Docklands.
Ramford Ltd awarded John Sisk & Son the €189m project to construct a number of fourth generation office blocks (including full fit-out of 10,000m2 of office space in the South Block) complemented by a stunning new theatre and public concourse, all on a tight urban site. This was an exacting overall requirement which we successfully managed throughout thanks to close collaboration with both client and design team
As management contractors, we were responsible for managing the BREEAM assessment of the entire project. Working in a collaborative manner with the design team and the subcontractors, the North and South Blocks of the development received a BREEAM Excellent rating.
The Grand Canal Theatre boasts striking features on both its entrance (a complex glazed façade with multiple shapes and plains) and roof (a Kalzip standing seam construction). The significant leading edge M & E installation and commissioning associated with the auditorium was managed successfully and partial handover was achieved as required to allow the operator access to the facility in order to complete the necessary works for opening night.
A landmark and regeneration project in Bristol’s historic city centre
The €83.9m project – on the site of the city’s old Courage Brewery – comprises 1 million ft2 of mixed use development, including 399 individually designed apartments, 300,000 ft2 of offices and 87,000 ft2 of shops, cafés and leisure facilities, all set in landscaped public space and linked to the existing city centre by a spectacular new footbridge.
The scheme dovetails the restoration of Grade II listed buildings and elements together with sensitively designed new build structures, an approach which will ensure the maintenance of the site’s character and heritage for future generations.
The project was delivered as three separate elements, with the first phase involving the construction of an initial three residential blocks along with ground floor retail units and floating pontoon works. The second phase involved construction of a further four residential blocks, while the final phase included the delivery of the BREEAM Excellent-rated Bridgewater House commercial office block, providing 110,524 ft2 of Grade A office space.
AIB plc contracted John Sisk & Son to deliver a major €94m expansion of their Bankcentre HQ campus in Ballsbridge, Dublin. Designed by RKD Architects following an international design competition, we were tasked to deliver a landmark 34,000m2 building for 3,500 staff, including parking spaces for 500 cars.
The bright, open-plan building was created around a new 6-storey atrium space, the largest of its kind in Ireland, which links the old and new Bankcentre buildings by suspended walkways on the 2nd and 4th floors. The atrium's striking curvilinear glass roof has also become an iconic landmark in the area.
The structure utilises solar gain and underfloor heating from the large central atrium to provide some heating, and passive chill beams for thermostatically controlled cooling when required. The end result is a fresh and very quiet environment; a truly modern 21st century HQ campus.
As a number of AIB business groups were re-centralised back to Bankcentre during construction, regular handovers to the client were accommodated throughout. Although these handovers occurred while substantial phases of the work were still underway in adjoining areas, not a single AIB work day was lost while the project was on-site.
Korine Property Partners awarded John Sisk & Son a £20.4m JCT Design & Build contract to create an iconic commercial development in central Reading, comprising 11,000m2 of Cat A flexible office space over six floors, with additional basement parking/bicycle storage.
The process involved the demolition of an existing 1980s office building to create a site for its new, reinstated replacement, which enjoys a high level of natural light provided by an internal light well
The site is adjacent to the Grade 2 listed Alfred Waterhouse Town Hall and several other buildings of historic importance, and the façade design of the new office building is inspired by the masonry façades of these surrounding buildings, with copper panels replicating the depth and tonal colours of the neighbouring historic brickwork. At various levels, the building cuts back in plan, with the resulting roof terraces providing landscaped amenity spaces.
John Sisk & Son was engaged to deliver the €23.5m Chancery Place new build scheme within a conservation area in the heart of Manchester’s business district. The striking results comprise a mix of retail and high quality office space over 15 floors along with two and a half levels of basement car parking.
Early engagement with client Chancery Place Developments during the design and planning process resulted in a building which occupies 105% of its footprint, increasing lettable space and revenue.
Vertical glass louvres screen the rooftop plant and visually ‘crown’ the building, while internally, the open plan commercial space is finished to a very high specification with amenity areas faced with natural stone and slate materials.
Adaptability is fundamental to the building’s design, allowing for flexible configurations on each floor to meet diverse and evolving tenant needs. Chancery Place’s sustainable agenda is demonstrated through its BREEAM Very Good rating.
UK Midlands-based family baking company Frank Roberts & Sons awarded John Sisk & Son the €4.2m project to extend the existing production area at their Northwich site into a 26,500m2 factory space.
This involved completing four phases of work within a live production facility, with the first phase requiring the construction of a new primary access road through the site to facilitate redirected delivery vehicles.
Sisk brought a high degree of logistical cooperation between all working parties, including phased handovers to allow the client switch production lines as needed, in order to ensure that full production continued with no losses during Frank Roberts & Sons’ 24/7 operations.
Diageo set John Sisk & Son a challenging programme to build a €30m brewery facility to LEED Platinum and BREEAM Outstanding levels. The project was successfully delivered with first beer production achieved within 16 months of initial commencement.
Coca-Cola Distribution Plant, London, UK
Following our successful completion of a €77m concentrate facility and €40m flavouring facility in Ireland, Coca-Cola Enterprises Ltd entrusted John Sisk & Son with the creation of a new €13.8m automated storage and retrieval system at their major Edmonton site in Greater London.
Our expertise generated an innovative phased build design, which enabled all works to be completed without disruption to the 24/7 operations in the existing manufacturing and distribution plant. Extensive out of hours working and temporary facilities were provided to accommodate this.
The design and build works consisted of the construction of a high tolerance concrete slab founded on CFA piles, onto which our specialist contractor partner constructed a 33m-high racking system. The external cladding was fixed directly to this system.
A three-storey office area, forklift truck transit area and a new seven-bay despatch canopy, complete with extensive external works, were constructed around three sides of the warehouse, and the completed facility has provided Coca-Cola with fully automated distribution and storage facilities for up to 23,200 pallets (or more than 16 million bottles) of their products at any one time.
John Sisk & Son’s experience in the Aerospace sector includes our involvement in leading-edge composite wing manufacture and assembly facilities in Belfast for Bombardier, including low contamination areas.
To house the manufacture and assembly of the composite wings for Bombardier Aerospace’s new CSeries commercial aircraft, it was necessary to construct a purpose-built facility in Belfast. The new €111m, 600,000 sq ft wing manufacturing and assembly facility is located on Bombardier’s Airport Road West site and integrates into the existing building.
Sisk was uniquely positioned to provide the resources, and experience to deliver this facility to an extremely aggressive schedule. Demolition of some existing buildings was necessary to clear and level the site to achieve the appropriate building footprint, but our familiarity with large-scale construction and intimate knowledge of the supply chain ensured that both materials and labour were co-ordinated closely on site to meet Bombardier’s deadlines.
Since 2000, John Sisk & Son has completed various contracts for Vistakon Ireland, including a highly serviced cleanroom manufacturing facility in County Limerick for the production of disposable contact lenses.
In 2009, we helped Vistakon to upgrade this facility in a €124m project to allow for the formulating and filling of an aseptically filled contact lens cleaning solution. Our scope of works involved the retrofitting of approx 1,000m² of an existing facility, including the associated civil, structural, architectural, clean room, mechanical, electrical, automation, controls and commissioning, along with the procurement of all necessary utility and process equipment.
The upgraded facility meets all current regulatory requirements for this type of product for the EU, US and ROW markets.
The first all-weather course in Ireland, providing race-goers and the racing industry with state-of-the-art facilities to carry on their business and ensure racing can take place as scheduled in most weather conditions.
The €18m Stadium is also Ireland’s first floodlit racing venue and the country’s first combined horse and greyhound facility.
The project was completed in July 2007 and included grandstand extension, stables, kennel enclosures and car parking.

The 32,500 m² of building footprint on seven levels in a woodland site is adjacent to Powerscourt House & Gardens, in Enniskerry, Co Wicklow. The extremely high specification interior was designed by Hotel Interior Design (Peter Silling) based in Cologne. The quality of finishes at The Ritz-Carlton is five star deluxe. This project was delivered for €140m for Treasury Holdings/Ritz Carlton.

Croke Park, Dublin
Located close to Dublin city centre, Croke Park was redeveloped into a world class 82,000 seat stadium and bears testimony to a sustained effort by the client, the design team and John Sisk & Son as the main contractor.
Constructed around and within a live arena, the Sisk management team provided a new facility to the highest international standards, while seamlessly accommodating the client’s seasonal cycles.
Developed in four main phases for €165m, the stadium was returned to the client for selected weekends in each sporting year to suit the GAA’s games programmes, and each time with increased seating capacity.
The complex now offers corporate hospitality, an interactive museum, lecture and conference facilities and hosted the opening and closing ceremonies of the 2003 Special Olympics World Summer Games.
The spectacular €10.3m American Air Museum was designed by internationally-renowned architect, Sir Norman Foster. It was awarded the coveted Royal Institute of British Architects (RIBA) Stirling Prize and was officially opened by Her Majesty, The Queen, Elizabeth II.
Visitors view the exhibits from a first floor walkway that slopes around the roof’s interior, a functional vantage point that capitalises on the unique design. The canopy design is based on the geometry of a torus and comprises 274 precast curved panels weighing 12.5 tonnes each, along with 650 upper units, generating a roof load in excess of 6,000 tonnes. The innovative design and use of concrete construction facilitated economy and buildability with a structure that demonstrates excellent thermal capacity and acoustic insulation properties.
The Royal Institute of British Architects Stirling Prize is a British prize for excellence in architecture. It is named after the architect James Stirling, organised and awarded annually by the Royal Institute of British Architects.
International Convention Centre Wales (ICC Wales)
The location, which includes sports and leisure facilities features a 1,500-seat auditorium and separate exhibition hall which, at 4,000m2, provides the largest pillar-free ballroom in Europe, capable of hosting 2,400 people.
The ICC Wales is located within the busy environment of the internationally-acclaimed Celtic Manor Resort Hotel in Newport, South Wales. This required us to utilise all our skills in minimising disruption to the live environment.
The world’s first carbon neutral conference venue
CMP, a joint venture company between John Sisk & Son and Treasury Holdings was the D&C contractor for this flagship €226m project. With an overall 40 month programme, The National Convention Centre opened in 2010.
The National Convention Centre, Dublin is owned by the Office of Public Works. The striking landmark building was designed by world renowned Pritzker prize-winning Irish Architect, Kevin Roche. The building is a significant iconic addition to the Dublin city centre landscape, joining the Four Courts and the Custom House. The building was constructed simultaneously with the Luas bridge and railway to the rear.
At almost half a million ft2 (44,000 m2), The National Convention Centre is the largest single-use building constructed in Dublin in decades and the first major public access building since the foundation of the State. The brief was to provide a building with a 100 year life span.
The building is the world’s first ‘Carbon Neutral’ conference venue and achieved BREEAM Very Good which was largely helped by leading edge design in its mechanical installations.
The design feature of the 57m high glazed drum contributes immensely to the building’s visual impact. The glazing of the drum comprises 265 glass panels, the majority of which are 5.2m x 1.5m curved and weigh 700kg each.

The major €55m regeneration of Rathbone Market for English Cities Fund, in the London Borough of Newham, kicked off with the first phase of the scheme awarded to John Sisk & Son followed by consecutive phases, as detailed below:
This urban regeneration project located in Canning Town provided a total of 271 mixed tenure homes across four residential buildings, together with ground floor retail units, single level basement car park and a landscaped garden. The works were undertaken in a logistically challenging environment adjacent to the busy A13.
Designed to achieve Code 4 of the CfSH, the residential apartments are mixed tenure with over 25% allocated for affordable use. This meant that we had to manage the differing needs of both the private and affordable apartments. In this case we worked with Notting Hill Housing Trust who were the social housing provider.
The retail space was designed to achieve a BREEAM Very Good rating.
Following the successful completion of the Phase One works, we were able to work collaboratively with the ECf and their professional team to negotiate the Phase Two works.
The works further aid the regeneration of Canning Town with the provision of 165 new homes; a new market square with stalls and purpose built storage space for traders; new shops and cafes around the southern and eastern edges of the market square; improved access to the A13 underpass; new landscaped open spaces and a new library and community hub.
As part of phase two Thomas North Terrace has been demolished. The remaining tenants were relocated to new homes within phase one of Rathbone Market.
Our success continues at Rathbone where we negotiated Phase 3 of the development to provide a further 216 homes, with blocks ranging from 4-6 storeys situated around a communal garden with a mature oak tree and a secure gated entrance via the public square.
Our relationship with Muse Developments spans across eight projects, many of which we have single tracked due to our past success.
Regeneration is a key focus for both of us. In total, we will have delivered over 1,200 new homes for residents across London, Bristol and Swindon.
Our partnership with Muse Developments includes Rathbone Market, where we have provided 652 units concurrently over three phases. Similarly, across the city the multi-phase development at Lewisham Gateway includes a 25-storey residential tower on a site land-locked by London’s busiest road and rail network.
Aviva Stadium, Dublin
The Aviva Stadium is a 50,000 seat arena and is Ireland’s first UEFA Elite Stadium. The €285m stadium is located at Lansdowne Road, Ballsbridge an affluent residential suburb 2 km south of Dublin city centre. All of John Sisk & Son's building experience was brought to bear on this project to deal with the many complex facets which it presented, including management of the very complex steel roof structure through to managing neighbourhood issues and numerous environmental concerns due to adjacent parks and waterways.
John Sisk & Son’s expertise in the hotel sector made it the trusted choice for the design and construction of a new €49.2m, 350 bedroom Hilton brand hotel to serve Heathrow Terminal 5
Guest comfort has been ensured with high levels of acoustic performance designed into the entire envelope of the building. High and consistent finish levels are being achieved through the use of our experienced, and brand aware supply chain, together with off-site manufacturing methods. All works were referenced against the sample room, built to provide a benchmark point for all involved.
The hotel building, set in landscaped grounds, is clad primarily with facing brickwork incorporating contrasting brick coursing and reconstructed stone trims to windows and feature areas.
At ground floor level the main public spaces are faced with double glazed aluminium curtain walling to maximise natural light and a pleasing environment for guests and staff.
Our excellent standards in safety and considerate construction were recognised through a Considerate Constructors Scheme award.
This €88.7m regeneration project in Stratford for Land Lease Developments Ltd formed part of the London 2012 Olympic delivery.
In Phase One, we constructed 401 apartments across two separate blocks, N09 and N10, which provided accommodation for athletes during the Olympic Games.
The main structures of both buildings adopted innovative engineering techniques to maximise on-site productivity. Both buildings were constructed with the environment in mind and feature sustainable green roofs and pre-fabricated fully drained balconies.
Phase Two of the works was completed after the Olympic Games and involved alterations and fit-out to all 401 apartments to create mixed tenure homes, complete with ground floor retail space. Reconfigured to meet the highest quality standards, the new homes of the rebranded East Village are spacious, well-constructed and fully equipped for modern living, providing the right environment for a good quality of life.

Cotton Field Wharf is the first scheme to be completed as part Manchester Life’s plans to create more than 1,000 new private rental homes across the Ancoats and Islington areas of Manchester. Our collaborative approach led to us being awarded the largest proportion of the works available on the contractor framework, namely the provision of 501 apartments through the completion of Cotton Field Wharf and Smith’s Yard.

Since our relationship with Johnson & Johnson began in 1994, Sisk has been a Construction Management Services delivery partner where we have worked in the Pharmaceutical, Biotechnical, Medical device and Consumer sectors to the World’s largest Healthcare company.
We have been involved in a number of campuses from their establishment, including Visioncare in Limerick, Janssen Biologics and DePuy Synthes Medical Devices, both in Cork. In addition we have worked on other existing facilities delivering a variety of projects in Ireland and expanding to the UK, Netherlands, Belgium, Switzerland and Israel.
Our Services to Johnson & Johnson include budgeting, pre-construction expertise, equipment procurement, construction management, commissioning and qualification. Projects range from small up to the flagship €300m Janssen Biologics 2 Project, where construction was completed in 2019 and Sisk are currently managing the Commissioning and Qualification of the facility.
Sustaining our partnership with Johnson & Johnson is dependent on Sisk meeting our client’s expectations and fulfilling our commitments. Safety is always first and we are all very proud that both the Janssen Campus in Cork and the Visioncare Campus in Limerick each have well in excess of three million man-hours without a lost time accident, whilst the DePuy Synthes Campus has over 1.5 million man-hours without a lost time accident.

Capital Dock, Dublin
The Capital Dock development includes Ireland’s tallest residential building, along with 32,000m2 of commercial space. At 79 metres high, the 23-storey residential tower is a striking addition to Dublin’s cityscape.
The mixed-use development, spread across three apartment blocks, has brought a further 190 homes to the private rental sector in the city. Now our fourth scheme with Kennedy Wilson.
Vantage Apartments, Central Park is a €125m mixed residential and commercial development in Leopardstown, Co Dublin for Devano Developments Ltd.
The project consists of 275 apartments in two blocks, over a double and triple basement.
The blocks vary in height from nine to 16 storeys above a transfer level with a mix of one, two and three bed apartments, two & three bed duplexes and penthouse apartments. The finishes to the apartments are to the highest standards, with timber floors, tiled lobby’s, carpeting, fully fitted kitchens with granite worktops and timber decking to the balconies.
The introduction of residential, retail and leisure uses alongside the established office and hotel functions in the surrounding area will contribute the increasing diversity of the site and facilitate and encourage activity after business hours.
The Commercial Space of 2,868m2 opens onto a pedestrian boulevard running the entire length of the site, which provides access to the apartment courtyards and connects to the new light-rail (LUAS) station directly adjacent to the site. The ventilated Basement provides 530 car parking spaces.
Located in Swindon town centre, this project for Muse Developments delivered a seven storey Assisted Living residential block.
Comprising of 45 apartments, the project was constructed to achieve Level 3 Code for Sustainable Homes standard. An 850 space multi-storey car park was also delivered as part of the project.
This was the first phase of a multi-million pound regeneration scheme in the heart of Swindon. The scheme further reinforced our relationship with Muse Developments, following on from our success at Rathbone Market.
Mixed development in excess of 36,000 m² comprising five buildings constructed above a basement car park of 13,500m²
The bathrooms for both hotel and residential blocks were constructed inside concrete pods near Milan, Italy. They were fully fitted out in Italy and transported to site as completed units, craned into position as each level was constructed.
This €28m project for Barrett Homes Ltd in the centre of Birmingham delivered 258 apartments in six separate blocks of five and six storeys around a hard landscaped courtyard for car parking.
Initial operations included service diversions, demolition and ground improvement.
Cost efficiency was achieved by designing the buildings to be constructed in reinforced concrete with post-tensioned floor slabs up to terrace level. The final floor of apartments was constructed using a timber frame. The envelope is brickwork and glazing with a Metsec system for the inner skin of the external wall.
Electric panel heating was provided and the kitchens were fully fitted including white goods. The apartments were progressively handed over during the project to facilitate early occupancy.
Situated on Grand Canal Quay, Dublin with a site building footprint of only 6m x 19m, this building design utilised the site to the fullest extent with a 16 storey landmark residential block. All apartments have a spectacular view over the Grand Canal to the East and Dublin mountains to the South.
Measuring 2,610m2 over basement, this €10.2m project for Treasury Holdings comprises of two retail units ground floor with 26 apartments. On levels one to 12 there are two apartments on each floor and there are two triplex apartments on the top three floors.
The construction of Alto Vetro was very demanding due to the confined site, all construction activities were planned to the final detail to ensure the project was constructed as per programme and in a safe manner.
The scope of work included load bearing a contiguous piles, a fully fireproofed steel frame, a fully glazed envelope with a stone band at every level.
John Sisk & Son provided full main contracting services for this residential development in three blocks, totalling 13,771m² with underground car parking.
This €10.4m striking residential development for Ridgefield Properties to the rear of the Royal Institute of British Architects (RIBA’s) offices, comprises a total of 29 luxury apartments, and refurbished office space at ground level. The build added eight new apartments and four new penthouses, with the 6th floor penthouse offering panoramic views of London.
The building is dressed in a bespoke brass rainscreen cladding system, which not only makes it stand out visually, but was installed in its raw milled finish so natural patination occurred, removing the need to artificially finish the panels.
The internal fit out comprises state of the art finishes, which combines with the further use of brass and glass to provide external terraces and projecting ‘pod’ structures from the various faced lines adding extra external space. There has been a refurbishment of the existing 17 apartments and a significant redesign and fit out of the core areas, which includes the reception and lifts.
Ground source heat pumps and green roofs have been used to achieve an excellent sustainability profile for the development.
Pfizer, Newbridge, Co. Kildare
This was a €104m project for a major three-storey extension to tablet manufacturing at Wyeth Pharmaceutical, Co. Kildare. This consists of new process building and ancillary services, through isolated dispensing, granulation, milling/drying, blending, compression and coating of the tablets from cold storage of raw material through to fully coated tablets ready for packaging.
The process is spread over the three floors of the production building being supported by post hoists, automated goods vehicles, discharge stations and lifts.
A €92m biotechnology production building to create increased capacity for the sterile fill / finish of existing products, with active biopharmaceutical ingredients supplied from Amgen’s biotechnology manufacturing plants overseas.
The scheme will include capacity for vial filling and the packaging of sterile liquid products.
The project required the construction of the PM3 production building, which is a two-storey building with a penthouse plant room, located in the south eastern part of the plant, and a single-storey extension to the warehouse. The warehouse extension was built in two phases. Two single-storey link buildings link the PM3 building and the extended warehouse to existing buildings in the plant. The project included alterations and expansion of the permanent car park to increase the capacity by 111 spaces. Minor modifications of the exterior of the PM2 building and the existing warehouse were required to facilitate the new buildings.
The PM3 project resulted in increased capacity for the sterile fill/finish of existing products. The active biopharmaceutical ingredients for the products come from Amgen’s biotechnology manufacturing plants overseas. In addition, there is capacity for vial filling and packaging sterile liquid products. The PM3 development resulted in Amgen Dún Laoghaire becoming a key location within the global Amgen organisation.
We acted as Management Contractor for the project, including taking on the role of PSCS.

The construction of a large medical devices manufacturing plant on a greenfield site.
28,500m2 of pharmaceutical buildings enable the manufacture of drug administration components and systems for the pharmaceutical, healthcare and consumer product industries.
This project required the construction of a large manufacturing plant on a greenfield site in Knockhouse, Co. Waterford. Warehousing, administrative, technical and utility support functions were provided within the building envelope. The scope of works included:

In 2008, Genzyme, located in Co. Waterford, Ireland and one of the world’s leading biotechnology companies embarked on a project to construct new office and cafeteria buildings, an extension to the existing QC Laboratory and the enabling and external works associated with the build.
The existing Genzyme production facilities continued to operate throughout the construction period.
John Sisk & Son worked closely with the Client on this €24m project and their design team to challenge the project design and ensure the project was right first-time to avoid potential delays later in the delivery process. Our vast experience in laboratory and office construction supported critical decision making resulting in an efficient process overall.
The works commenced in August 2008 and were carried out on a phased basis with the new cafeteria handed over to the client on St Patrick’s Weekend in March 2009. This facilitated the commencement of the demolition of the old canteen building which was on the footprint of the new offices.
The new QC Lab building consists of a single storey building of approximate size 1,250 m² including site development works and refurbishment of existing internal space within the plant. This extension interfaced fully over a full elevation with the existing Lab. The Lab was maintained open at all times during the works. The new Office building consists of a four storey building of 4,500 m².
The office building included the “Street” area which links the new buildings to the older parts of the facility. Other elements of the work included the extension of a carpark, refurbishment of existing office and lab areas within the facility, landscaping and external work
There were 450,000 man hours worked on the project and all of these hours were worked accident-free.
The Office and Cafeteria building were constructed under the LEED New Construction (Version 2.2) programme operated by the US Green Building Council. The design and construction credits were submitted to the USGBC and the project was awarded the Gold standard within the rating system.
The facility, funded by the European Regional Development Fund and Aston University, is powered by renewable energy and includes pilot scale photo bioreactors harnessing algae, and a 0.4MWel small scale industrial power plant
The plant generates heat and power from biomass, including sewage sludge, wood, algae and agricultural waste.
The research carried out in the facility includes generating biomass by-products including hydrogen power for low carbon vehicles or fuel cells and Biochar for use as an agricultural fertiliser and a source for decentralised hydrogen production.
The construction works retained the original building’s historic 1920s façade combining it with modern glass fronted laboratories. It also included fitting the extensive mechanical and electrical installations required for the biomass plant and the specialist equipment needed for its bioenergy research.

The project was procured on a PPP basis with John Sisk & Son carrying out the Design & Build functions for the PPP Company for the Department of Education and Skills at a value of €52m.
Final completion was achieved eight weeks ahead of the scheduled 104-week construction period.
Located on the banks of the River Lee, the new 5-storey CIT Cork School of Music provides a bespoke academic facility in a unique city centre setting. The 12,000m2 state-of-the-art School provides 52 music studios, a 450 seat rehearsal hall, theatre space, music library, live recording suite, dance studios, staff boardrooms and administrative spaces, flat floor classrooms including digital and audio labs and raked lecture theatres.
The main rehearsal hall, although a simple rectangular box, has great acoustic and performance flexibility. Primarily a student training space it also allows for multiple configurations through hydraulic stage, moveable ceiling and pivoting wall panelling. To achieve the rigorous acoustic performance criteria many of the spaces utilise ‘box within box’ construction with floating floors and ceilings, splayed walls and services isolated from the primary structure.
The heart of the building is the public concourse connecting the teaching, performance and administrative spaces. The performance areas and tuition studios can accommodate 56 Steinway pianos.
The Colaiste Choilm project involved the design and construction of a new school to be located on the existing site of Colaiste Choilm Community School, Co. Offaly. The new school consists of a three storey building containing administration, circulation, teaching accommodation, specialist rooms and a sports hall.
The development was handed over in two phases:
Phase One – Construction of new school and playing pitch.
Phase Two – Demolition of existing school and construction of car parking areas.
Green Building Award 2012
The scheme was the first A2 rated and most airtight school in Ireland.
This was a Design and Build contract based upon a conceptual design on which planning had been granted. The final floor and external levels were finalised after an extensive value engineering exercise.
This is a new school to serve the new community established by a housing development in the area. The building is cost effective traditional build, fair face blockwork finish with the external brick finish being enhanced by feature trusses of timber cladding to gables.
Landscaping and surface finishes externally are sympathetic to the surroundings and incorporate a woodland walk and wildlife pond.

These six schools provide places for over 4,700 pupils and make up the second bundle of Public Private Partnership (PPP) schools projects to be delivered under the Department's PPP Programme.
Bantry Community College was part of this second bundle of PPP Schools. As part of the PPP team Sisk were involved in the project from concept stage and worked with the project team to develop the design and provide a fixed price lump sum at close of tender.
The new school was created from the amalgamation of two schools, St. Goban’s College and Ard Scoil Phobail, Bantry to form one main post primary facility accommodating 700 students. The three storey post primary school accommodates 16 classrooms, 31 specialist classrooms, special needs unit, library, staff/administration areas, sports hall, store areas, toilets and ancillary areas. The development is designed to ensure best possible value in terms of education, organisation, operation, extended use for the community and sustainability.
The development along with the school consists of the provision of a full size GAA pitch, five hard surface playing areas, vehicular/pedestrian access, car park, cycling parking areas, bus and car park set down areas. The total gross floor area of the school is 8,298m².

The development along with the school consists of the provision of a full size GAA pitch, 6 hard surface playing areas, vehicular/pedestrian access, car park, cycling parking areas, bus and car park set down areas. The total gross floor area of the school is 9,973m².

The site for the new school is located just off the main street in Abbeyfeale and the two storey school accommodates 23 classrooms, 29 specialist classrooms, special needs unit, library, staff/administration areas, sports hall, store areas, toilets and ancillary areas.
The development was designed to ensure best possible value in terms of education, organisation, operation, extended use for the community and sustainability.
External facilities include a full size GAA pitch, six hard surface playing areas, vehicular/pedestrian access, car park, cycle parking areas, bus and car park set down areas. The total gross floor area of the school is 9,065m2.
The development required the construction/refurbishment of state-of-the-art scientific facilities, incorporating new atrium designed to fully integrate into both the existing and new Science Centre Buildings.

The National Institute for Bioprocessing Research and Training (NIBRT) is a world-class institute that provides training and research solutions for the bioprocessing industry in state of the art facilities.
NIBRT is located in Dublin, Ireland and is based on an innovative collaboration between University College Dublin (UCD), Trinity College Dublin, Dublin City University (DCU) and Institute of Technology, Sligo.
A 65,000m2 facility built as a medium-scale bio-processing plant comprising seven research laboratories, a bio-processing pilot plant and training / office facilities completed in 2011 at a value of €13.5m.
We were awarded the construction of this unique facility following an open public tendering process which placed an equal emphasis on quality as on cost.
Sisk’s dedicated pharma division clearly demonstrated their knowledge and experience in winning the project. Getting the project built right first-time with seamless handover between all stages and stakeholders is critical for all projects, but particularly for this client, representative of the different colleges. Having built over €1.4 billion in pharmaceutical facilities since 2000, many of which included large laboratory facilities Sisk had the competence to meet the cost and schedule targets while still constructing a facility that met all laboratory quality standards.

This project entailed the construction of the two storey, 6,000m2, bioprocess simulated GMP pilot plant, laboratory, training and office facility, including receipt of free issue process equipment and a novated automation contract.
This 22-storey landmark project in the heart of the City for Redrow Homes involved delivering 207 high quality apartments within an existing concrete structure, directly above Aldgate East Underground Station.
The high quality apartments, particularly the four private penthouses on floor 21, are commensurate with the best standards of London living, which our skilled team worked hard to ensure was achieved. In addition, the completed building provides 110,000ft2 of office accommodation over six floors, ground floor retail space and basement car parking.
One Commercial Street was voted Best High-Rise Residential Development at the 2013 UK Property Awards.
The scheme comprised the construction of two residential blocks in Elephant & Castle.
One comprising seven floors which provides 25 apartments of affordable housing. The second with ten floors providing ten combined living/work units and 88 flats, many of which will have the use of their own private balcony or terrace.
A basement car park was constructed under the buildings and landscaped areas covered virtually the whole of the site. External works comprise of hardstanding, pedestrian paving and soft landscaping which completed the development.
Phase 1 was completed in 2002, with John Sisk & Son providing full main contractor services for this prestigious Park Developments Residential Project. Comprising 272 apartments in four blocks, the project was delivered in 30 months.
In early 2008, we completed a further 175 apartments, together with doctor’s consulting rooms, gymnasium, crèche and 12 duplex housing units.
The Mirage project comprises a nine-storey development at the head of Portishead Marina, for Westmark Developments Ltd, a €10m project comprising 55 high specification apartments, two commercial units and associated parking.
The building consists of an in-situ reinforced concrete flat slab frame, founded on pre-cast driven piles with reinforced concrete pile caps and ground beams.
Energy efficiency and an attractive appearance were successfully combined.
The external envelope is formed by Metsec framing infill panels with an insulated ‘through colour’ render system. Internal division walls are drylined with MF ceilings and screeded floors on 25mm insulation.
Hanover Quay, Dublin
This mixed use development in the Grand Canal Docks area of Dublin city centre was commissioned by the Dublin Docklands Development Authority (DDDA), a State body charged with docklands regeneration and valued at €100m.
In addition to both private and social and affordable apartments, the scheme includes substantial retail and commercial units overlooking Hanover Quay and the River Liffey to the North and Grand Canal Dock to the South.
A key objective of the DDDA ensured that the social housing element of the scheme enjoys all the similar benefits of the private housing, including own door access to streets, similar construction standards and access to communal gardens and play areas.
The development consists of 292 apartments, offices, retail space, a crèche, a pub and restaurant.
The courtyard garden was designed by the famous Irish Garden Designer, Diarmuid Gavin. It started its life as a concept-garden at the Chelsea Flower Show in 2005 where it won a Silver Gilt Medal for design. After Chelsea, the garden took up its permanent home in the courtyard at Hanover Quay.
The works comprises three blocks to provide 659 student accommodation bedrooms along with communal facilities. There is also provision for retail and business starter units on the lower ground floor.
Blocks A and B are eight storeys tall whilst Block C extends to 17 floors. The building is of a precast concrete construction above ground floor level complete with external ‘sandwich’ panels of an acid etched external finish. The roofs are flat and of an inverted construction with brown rooves and external terraces to lower roof areas.
The project is to achieve BREEAM Very Good and is heated via a dry system. Externally an extensive landscaping scheme will be implemented through to the canalside inclusive of 19 student drop off spaces.
Data Suite 2 in IBM is a 500m² data hall designed to support an IT load of 775KW
Works commenced in November 2010 and completed on target in April 2011. It was constructed adjacent to the existing Data Suite 1 which Sisk constructed in 2008. The Data Suite 2 design is identical to that of Data Suite 1 with provision in place to expand the area in the future to reach the same capacity as Data Suite 1.
A global hub for IBM software to 84 countries
In January 2008, John Sisk & Son commenced the conversion of an existing production floor in Building 5, IBM Campus into a tier 3 data hall together with ancillary equipment areas valued at €10m.
IBM's data centre at Mulhuddart in Dublin is an IDA Ireland backed investment. The centre has been designed using green strategies and technology innovations to make it more energy efficient.
Although this was a standard building contract, Sisk compiled the builders work, mechanical, electrical and sprinkler bills of quantities and issued same for pricing. Fees were negotiated by the client and added to the contract cost sum. We also procured all the major plant and equipment ensuring every vendor understood and accepted the client’s terms and conditions, specification and delivery schedule.
All the interface areas between one vendor and another as well as the Mechanical & Electronic (M&E) contractors were reviewed and a responsibility matrix agreed before any orders were placed to ensure no additional costs occurred. Using our procurement tracking schedule, Sisk continually monitored the procurement of all equipment and attended any necessary factory acceptance tests.
This project was constructed in two phases. Sisk was management contractor and responsible for full construction, equipment installation and hook up, coordination of client vendors, start-up, commissioning and handover of this facility to Data Electronics.
Phase 2 was completed in Feb 2011 with Phase 3 ongoing until April 2011 with a total contract value of €4.6m.
Nestlé, Derbyshire, UK
At Nestlé’s coffee production facility in Derbyshire, John Sisk & Son was awarded a £50m contract to centralise the client’s beverage manufacturing and distribution activities.
A total of 15 buildings were delivered as part of the project, including freeze-drying facilities capable of plunging to temperatures of -50°C.
