Relationship with Primark

We have completed approx. 25 projects in Ireland, Germany, the Netherlands, Austria and Belgium, and recently began our first Slovenia-based project for the company in November 2018.

Primark is an international clothing and accessories retailer with over 360 stores across the UK, mainland Europe, the US and its home country of Ireland (where it’s known as Penneys).

While the Primark projects featured in this study have all been intended for the same broad end purpose (i.e. clothing retail outlets), each individual job has had its own requirements and issues to overcome.

Different countries naturally bring their own challenges, regulations and procedures. Attracting staff to travel abroad, the logistics of concurrent projects and communicating between different languages are just some of the barriers to entry which we have successfully managed to overcome.

With a dedicated European team already on the ground, we have separate entities set up to reduce time during the varying procurement processes of each individual European country that we operate in.

Primark, Gelsenkirchen, Germany

This project was completed in November 2011. The works involved structural alterations to the existing building, full strip-out and complete refurbishment and fit-out in 16 weeks, providing a new retail area on three floors and offices on another, along with a basement, plant room and service yard. 

Primark, Hanover, Germany

Completed in September 2011, the works included the removal of the building’s existing fit-out and the reinstatement of the building as per the architect’s and design engineer’s drawings.

This consisted of the removal of asbestos from the building, removal of existing internal and external fit-out. It also involved the construction of new lift shafts, escalator wells and stairwells, construction of a new sprinkler tank, construction of new doorways and the closing of others with blockwork/plasterboard walls.

There was also new mechanical and electrical equipment, new flooring and an entire new shop fit-out, new rainwater system, new walls, blockwork, plasterboard, new doors, new glazing and window frames, and completion of external rendering, stone facing and surface finishes.

This job involved the fit-out from shell and core to a fully functioning retail store with stockrooms and staff facilities. The scope included mechanical, electrical, sprinkler protection, floor finishes, wall panelling, staff and stock areas, lifts and escalator installation.

Primark, G3, Vienna, Austria

This project took the form of an approximate 4,650m² retail fit-out with associated back of house elements including stock room, administration area and welfare facilities. Also included was the construction of a structural glazing shopfront with an area in excess of 470m² on a Design & Build basis. The project provided the client with a full turnkey solution and included all relevant certification in line with Austrian regulations and codes of practice.

Primark’s decision to select Sisk for their first store in the Austrian market was based on the best value for money solution, backed by an experienced project team with a proven record of delivering similar projects on a fast track construction programme. This project was finished in September 2012.

Primark, Zwolle, Netherlands

Primark, Krefeld, Germany

The project included the complete fit-out from grey box of a retail store over three trading floors (minus one, ground and first floors), one fallow floor on the second floor, with plant rooms on the 4th and 5th floors.

Completed in August 2014, the project was in the centre of a busy town bordered by tram lines on two sides and pedestrian streets on the other two. Throughout the duration of the works, it was important to work with each key stakeholder in order to implement all health and safety measures needed to protect members of the public.

The scope of works included installation of new mechanical, sprinkler and electrical equipment; installation of new flooring; installation of new shop fit-out; installation of new fireproof walls and internal partitions and plasterboard; installation of new doors, fitted furniture and ironmongery; installation of glazing elements; and floor, wall and ceiling finishes.

Sisk work with local suppliers and collaboratively with centre management

This was a Fast Track Project carried out in a live and fully functioning shopping centre and was finished in June 2015.

The works included a fit-out from shell and core to a fully functioning retail store with stockrooms and staff facilities. The scope included mechanical, electrical, sprinkler protection, floor finishes, wall panelling, staff and stock areas, lifts and escalator installation.

The project required the complete fit-out of the 7,500m2 Primark store following possession of the empty shell from the local developer.   

The store is part of a 60,000m2 expansion to the Plus City Shopping Centre in Pasching, Austria. Retail is on the lower ground, ground and first floors, with back of house areas on the second and third floors.

Sisk’s role was to manage the subcontractors, some of whom were nominated by the client, for the duration of the 13-week programme, including ensuring permits were in place and that Sisk health and safety standards were achieved by subcontractors from various different countries who would not normally be used to working to such standards. Following PC, when possession of the unit was given to the client, Sisk managed various subcontractors onsite for the client, such as centre floor equipment and signage, up until shop staff became active in the unit.  

The unit was located within a live construction site, meaning that the project therefore required strong coordination between Sisk and the developer to ensure that safe access routes remained in place for all workers onsite, as well as for deliveries at all times.  

This often meant establishing new access and delivery routes in order to maintain segregation between plant and personnel. This project was the fifth Primark store to be constructed in Austria, and the fourth to be constructed by Sisk.

This was a retail fit-out over four floors, total area 66,939ft². This project was completed in February 2017 and included retail on the lower ground, ground and first floors, back of house areas on the first and second floors, and a stockroom in the basement.  

Scope included full internal fit-out including mechanical, electrical, sprinkler, blockwork walls and glazing elements on a Design & Build LS contract. The remainder of the project was client design and re-measureable.
