Project:. Design and build project of an office development in Armagh

Contract Value: £3.5 million

Handover Date: Feb 2010

Awards: This project achieved the Building Research Establishment Environmental Assessment Method (BREEAM) Excellent award.  The site manager Martin Healy was awarded a Chartered Institute Of Builders (CIOB) award under the ‘Green Building’ section.  Under the Considerate Constructors scheme this project received a 'Performance Beyond Compliance' certificate.

Working together - Numerous design team workshops and BREEAM workshops were held in advance of project commencement to facilitate achievement of a BREEAM excellent rating.  The main sustainability design features agreed and implemented were: the installation of a building management system (BMS) pane and solenoid valves to control the heating and water outputs of the building, use of biomass boilers to heat the building, incorporation of light sensors and photocells to control lighting levels, use of precast elements, the installation of a grass roof containing a diverse range of flora to provide a habitat and attenuation, and the introduction of swallow and bat boxes to the site to attract wildlife.

Community - Prior to and throughout construction the local community were engaged regularly with visits and newsletters.  Local skills and labour were used which reduced transport associated with the project.

Resource management - The 804 stone that was excavated was stored onsite and reused in the car park make up.  Construction targets for water usage and waste materials were set, monitored, and controlled during the project.  Some excavated material was used by the local council for a local public park.
