This project delivered a 60,000ft2 ‘cold bake’ production facility for Lantmannen Unibake in Bedford. As well as production space, 6,000ft2 of offices and staff welfare facilities was provided over 2 floors.
The complex production equipment installed in the building necessitated a flexible approach to the design and build of the facility to accommodate and provide services to the plant. For example, the FM2 category floor was laid by hand rather than laser screed because of the complex nature of the 135 drainage penetrations.
The warehouse has 4 dock levellers. External works comprised car parks constructed of block paving and tarmac, soft landscaping and a concrete service yard with 5 silo bases which form the structure to support the silos which contain the raw materials associated with the product. These silos extend up to 14m in height.
A collaborative working approach was brought to the administration of the contract. Although this is a traditional contract, our client, Lantmannen Unibake, had responsibility for design of the foundations, drainage and external yard slab whilst the remainder of the works were Contractors Design Portions. Fit-out was carried out by contractors directly employed by the client with Sisk taking responsibility for them as Principal Contractor under CDM regulations.
